Ghost Controls Welding & Fabrication: The Richmond Owner’s Guide

Most Ghost Controls welding and fabrication repairs in Richmond run between $280 and $650 installed, depending on whether we’re reinforcing an existing bracket or fabricating a new mount from scratch. We stock common Ghost Controls arm brackets, post adapters, and hinge assemblies on our trucks, and we can usually measure, cut, and weld same-day for standard single and dual swing-gate setups. You’ll know the exact price before we strike an arc - written and signed, per the Haven Standard.

Homeowners in Richmond typically find us after noticing their gate arm has developed play at the mount, or after a bracket cracked where the Ghost Controls actuator meets the post. The Richmond hills and the flatlands near the marina both put different stresses on these connections - hillside gates carry more dynamic load as the gate swings uphill or down, while properties closer to the Bay see faster corrosion at the weld points from salt air. We’ve fabricated replacement brackets for both conditions since 2014.

Which Ghost Controls Models This Applies To

Ghost Controls uses several mounting configurations across their product lines, and the bracket geometry differs enough that a TSS1XL arm won’t bolt to a bracket made for a DTP1. We match parts by actuator series and by the post size and material you’re mounting to.

Here’s how to identify what you have: the Ghost Controls model number is stamped on a label on the motor housing - TSS1, TSS1XL, DTP1, DTP1XL, or AXWK for their premium line. The mounting bracket itself usually carries a part number prefix like GC- or AB- followed by a dimension code. Measure your post diameter (typically 4-inch or 6-inch round, or 4×4 square) and note whether it’s steel, aluminum, or masonry-wrapped. We fabricate custom adapters for masonry columns in Richmond’s El Sobrante and Hilltop neighborhoods, where the original installer often underestimated the thermal expansion difference between stone veneer and steel.

We stock OEM Ghost Controls brackets where the design is proprietary - specifically the slotted arm interfaces on the XL series, which use a 10mm shoulder bolt spacing that aftermarket manufacturers still haven’t standardized. For standard post mounts and hinge reinforcements, we use A36 steel or 6061-T6 aluminum equivalents, cut and welded in our Richmond shop, then hot-dip galvanized or powder-coated to match the original finish. The aftermarket route typically saves $40-$90 per bracket without compromising fit, and we warranty both options the same.

Signs Your Ghost Controls Welding & Fabrication Is Failing

Signs Your Ghost Controls Welding & Fabrication Is Failing
  • Visible crack at the actuator mounting ear. The ear that receives the actuator arm pin develops stress fractures from cyclic loading, especially on heavier gates or where the open/close cycle count is high. We see this most on dual-gate setups where the Ghost Controls system is running at or near its rated weight limit.
  • Gate arm droops or shifts position between cycles. The bracket-to-post connection has loosened, either through bolt elongation or weld failure at the gusset. In Richmond’s Point Richmond and Marina Bay areas, salt air accelerates this by corroding the bolt threads from the inside out, so the hardware looks fine until it doesn’t hold torque anymore.
  • Squealing or grinding at the hinge during operation. The hinge barrel has worn oval, or the weld between the hinge plate and jamb post has cracked. Ghost Controls actuators are quiet by design, so new mechanical noise usually means something in the load path has changed.
  • Actuator stalls or overloads intermittently. The gate geometry has shifted because a bracket has bent or a weld has cracked, increasing the effective leverage the actuator must overcome. The Ghost Controls control board may throw a fault code or simply stop mid-travel.
  • Rust bleeding through paint at bracket corners or weld toes. This is early-stage corrosion undermining the metal. Richmond’s fog belt - roughly everything west of Interstate 80 - sees enough marine moisture that we recommend inspecting these points annually.

Replacement Cost & What’s Included

Service Typical Range in Richmond
Standard bracket reinforcement (weld repair + paint) $280 - $380
Fabricated replacement bracket, steel, single gate $340 - $480
Fabricated replacement bracket, aluminum or dual-gate $420 - $650
Post sleeve or masonry adapter, custom fabricated $180 - $320 (add to bracket)
On-site welding with mobile rig $85 - $120 (if needed)

The range depends on three factors: material (steel vs. aluminum), complexity (single vs. dual gate, standard vs. masonry post), and whether we’re repairing in place or removing the bracket to our shop for fabrication. Every quote is itemized - part cost, labor hours, materials - and the total is written and agreed before we start. Under our 365-Day Done Right Promise, if the weld cracks or the fit shifts, we remake it at no charge.

We are an independent service provider, not affiliated with Ghost Controls. We service nine automation brands including LiftMaster, Mighty Mule, and DoorKing, so we’re not steering you toward a motor replacement when a $340 bracket fix will do.

There’s a short list of checks that won’t put you at risk: confirm the actuator arm pin is seated in the bracket clevis, verify the mounting bolts are present and not visibly loose, and look for cracks in the paint at weld corners. A flashlight and 10 minutes will tell you whether the problem is obvious.

What we don’t recommend: cutting, grinding, or welding gate brackets yourself. These connections carry hundreds of pounds of dynamic load, and a bracket that fails mid-cycle can drop a gate on a vehicle or person. The welding itself isn’t the hard part - it’s knowing how much penetration the steel gauge requires, how to sequence welds to avoid warping the bracket out of plane, and whether the post it’s attached to can handle the heat without degrading. We’ve replaced three DIY bracket attempts in Richmond in the past two years, all because the weld looked fine but lacked fusion at the root.
