Ghost Controls Access Control Installation: The Richmond Owner’s Guide
We stock and install Ghost Controls-compatible access control hardware for Richmond homeowners, with most installed jobs running $340-$780 depending on the control board, keypad, or wireless entry system being replaced. Same-day service is available when the part is on our truck, which it usually is for the TSS1, AXWK, and DTP1 series that dominate Richmond’s hillside and flatland neighborhoods. Most owners figure out something’s wrong when the gate stops responding to the keypad but still works with the remote, or when visitors can exit but can’t enter.
Richmond’s coastal exposure plays a role here. We’ve replaced more Ghost Controls receiver boards in the Marina Bay and Point Richmond areas than inland El Sobrante, because the salt air finds its way into outdoor enclosures even when they’re rated NEMA 3R. The symptom is usually intermittent: the gate opens fine at 10 a.m., ignores the keypad entirely by 4 p.m., then works again after dark when the board cools.
Which Ghost Controls Models This Applies To
Ghost Controls organizes its access hardware into three product families, and the part you need depends on which family is installed on your gate post or pedestal.
- TSS1 Series (Premium) - The TSS1XP, TSS1XPL, and TSS1XPKIT use a dedicated 433 MHz receiver board (Ghost Controls part AXDP-RCV) that pairs with the AXWK wireless keypad. The receiver board mounts inside the operator housing, not the keypad itself. We’ve found the OEM receiver runs $89-$120; a quality aftermarket equivalent from Linear that speaks the same frequency runs $45-$65 and carries the same 12-month functional warranty we offer on all parts.
- AXWK Standalone Wireless Keypad - This keypad works across multiple Ghost Controls operators but has its own internal receiver on the 433 MHz band. If your gate responds to remotes but not the keypad, the keypad’s receiver is the suspect, not the operator. Replacement keypads run $120-$160 installed. The gotcha: the AXWK ships unprogrammed, and pairing requires accessing the operator’s learn button while the keypad is in range, which means the technician needs to be at both devices simultaneously.
- DTP1 Digital Keypad (Hardwired) - The DTP1 uses a direct low-voltage connection to the operator’s control board, no wireless pairing needed. The failure point is usually corrosion at the terminal block where the 22-gauge wire meets the keypad backplate. In Richmond, we see this most often on gates within 800 yards of the water. The DTP1 itself is $95-$140; if the wire run is compromised, add $60-$120 for new direct-burial cable and conduit.
Identification tip: the model label is on the back of the keypad or inside the operator housing lid. If the label’s worn off, measure the keypad face. The AXWK is 6.5 inches tall by 3.25 inches wide; the DTP1 is 5.0 by 3.0 inches. We carry both on the truck.
Signs Your Ghost Controls Access Control Installation Is Failing

- Keypad works intermittently, especially mid-afternoon. The receiver board is overheating. Ghost Controls receivers run warm by design, but Richmond’s summer sun on a dark keypad housing pushes the surface temperature past 140°F, and the board’s voltage regulator starts dropping out. We log the temperature with an infrared gun before declaring the part failed.
- Remote opens the gate, keypad does nothing. This isolates the problem to the access control path, not the operator motor or limit switches. Check whether the keypad backlight still illuminates; if yes, power is present and the receiver or logic board is the fault.
- Gate opens for exit but not for entry. On dual-keypad systems, this usually means the entry keypad’s wire run has a break or the wireless receiver lost pairing. We’ve traced this to landscapers cutting low-voltage wire in Richmond’s Hilltop and East Richmond neighborhoods more times than we can count.
- Keypad beeps but gate doesn’t move. The keypad is receiving power and accepting the code, but the signal isn’t reaching the operator. On wireless systems, this is a failed receiver board. On hardwired DTP1 systems, it’s usually a break in the common wire.
- New batteries don’t fix the keypad. The AXWK runs on four AA batteries that should last 18-24 months in normal conditions. If fresh batteries don’t restore function within 48 hours, the keypad’s internal receiver has failed, not the power supply.
Before
AfterReplacement Cost & What’s Included
| Service | Price Range (Richmond) | What’s Included |
|---|---|---|
| AXWK wireless keypad replacement | $280-$380 | Keypad, programming to existing operator, battery install, photo log of learn-button access and successful test |
| TSS1 receiver board swap | $340-$480 | OEM or equivalent receiver, operator housing reseal, frequency verification, paired remote test |
| DTP1 hardwired keypad + wire run | $420-$780 | Keypad, up to 50 ft new direct-burial cable, conduit if needed, terminal block replacement, full continuity test |
| Diagnostic only (no replacement) | $0 with repair | Full electrical test, wire tracing, photo documentation; credited toward any work performed |
The range reflects three variables: whether we use OEM Ghost Controls parts or quality equivalents, how far the wire run extends on hardwired systems, and whether the operator housing needs resealing against Richmond’s salt air. We write the exact price on a scope sheet before any work starts, under Haven Standard Clause 1. The 365-Day Done Right Promise covers all labor and parts.
DIY or Call Us?

There’s a safe middle ground here. A homeowner can check the keypad batteries, verify the operator still has power at the breaker, and confirm the gate moves manually without binding. These three checks eliminate about 30 percent of the calls we get.
What goes wrong past that point: the AXWK pairing procedure requires timing the learn-button press with the keypad’s program sequence, and if you miss the 10-second window three times, the operator enters lockout mode that requires a factory reset. We’ve had Richmond customers call after lockout because the online instructions don’t mention the timeout. On hardwired systems, the low-voltage side is safe to touch, but miswiring the DTP1’s normally-open versus normally-closed terminals will either fail to operate or, worse, leave the gate in a permanently open state.
And if you’re working on a TSS1 system with the 120V AC power connected, the operator’s capacitor holds a charge that can deliver a serious shock even with the breaker off. We discharge it with an insulated screwdriver before reaching in. Name what you found. Name what it costs. Name what you left behind.

FAQs
Most wireless keypads last 5-7 years, receiver boards 6-10 years. Richmond’s coastal exposure shortens that by 20-30 percent compared to inland Bay Area cities; we’ve replaced 4-year-old receiver boards in Marina Bay that looked like they’d been underwater. Call (510) 944-0953 for an exact quote - estimates are free.
Occasionally. Corroded terminal blocks on the DTP1 can be cleaned and resealed, saving the full replacement cost. Receiver boards with failed capacitors can sometimes be recapped, but the labor exceeds the part cost, and we don’t warranty repairs on circuit boards we didn’t replace. We always present both options in writing before work starts.
A straightforward keypad replacement takes 45-90 minutes including programming and testing. A full wire run on a hardwired system runs 2-3 hours if we need to trench or run conduit. We photograph every step and leave you the record under Clause 4.
We stock AXWK keypads, DTP1 keypads, compatible receiver boards, and direct-burial cable on every Richmond service vehicle. Vance Gate Repair Richmond is an independent service provider, not affiliated with Ghost Controls, but we service nine major brands including LiftMaster, Mighty Mule, and DoorKing - so we carry cross-compatible parts rather than steering you toward a full system replacement.
