BFT Gate Motor Replacement: The Richmond Owner’s Guide
A BFT gate motor replacement in Richmond typically runs $680-$1,450 installed, depending on whether you need a single swing-arm unit like the Phobos BT A25 or a dual underground system such as the Eli 250. We stock common BFT motors and mounting hardware on our Richmond service trucks, and most replacements are completed in a single visit once the model is confirmed. You’ll know the motor has failed when the gate hums without moving, reverses randomly, or stops entirely while the control board still lights up.
We see this most often in Richmond’s Iron Triangle and Marina Bay neighborhoods, where gates installed during the 2015-2019 building cycle are hitting the 7-10 year motor lifespan. Coastal salt air from the San Francisco Bay accelerates internal corrosion in the reduction gearbox, especially on motors mounted within three feet of ground level where morning fog collects.
Which BFT Models This Applies To
BFT organizes its residential and light-commercial gate motors into clear series lines, and the part you need depends on which series is bolted to your gate right now.
Swing-gate arms (above-ground): The Phobos series covers most Richmond residential installations. The Phobos BT A25 handles gates up to 2.5 meters per leaf and 400 kg. The Phobos BT A40 steps up to 4 meters and 800 kg. The Phobos AC A25 is the alternating-current variant, less common in California but found on some older commercial sites. The Igea is the compact option for lighter pedestrian or garden gates. Every Phobos arm has a silver data plate riveted to the motor housing near the cable gland; the part number starts with “P” followed by voltage and year code.
Underground motors: The Eli series sits below grade in a foundation box. The Eli 250 is standard for residential swing gates to 3.5 meters. The Eli 250 BT adds battery backup, which we strongly recommend in Richmond given PG&E’s Public Safety Power Shutoff history. The Eli 600 is the commercial-grade unit. These motors require exact foundation box dimensions; a 250 BT will not seat properly in a 250 non-BT box because the battery compartment adds 34 mm to the housing length.
Sliding gates: The Deimos series covers residential sliding, with the Deimos BT A400 handling gates to 400 kg and the A600 to 600 kg. The Ares is the heavier commercial line. Sliding motors fail differently than swing motors; the rack-and-pinion engagement wears before the motor itself does.
We carry both OEM BFT motors and quality aftermarket equivalents from HySecurity and US Automatic where the application allows. For BFT specifically, we prefer OEM on Eli underground units because the foundation box tolerances are tight, and aftermarket housings often require shimming that voids the waterproofing. On above-ground Phobos arms, a properly spec’d aftermarket unit with matching torque and duty-cycle ratings performs identically at roughly 15-20% lower parts cost. We document which route we recommend and why, under Clause 1, before any work starts.
Signs Your BFT Gate Motor Replacement Is Failing

- The gate hums or clicks but doesn’t move. This usually means the motor capacitor has failed or the start winding is open. The capacitor stores the electrical kick needed to overcome initial inertia; when it degrades, the motor draws current without developing torque. In Richmond’s fog belt, capacitor electrolyte dries faster than inland climates predict.
- The gate moves a few inches and stops, or reverses mid-travel. The encoder or limit-switch feedback is erratic. BFT motors use magnetic Hall-effect sensors to track position; corrosion on the sensor board sends false “obstruction” signals to the control unit. We see this on Marina Bay installations where salt spray reaches sensor housings that aren’t fully sealed.
- One leaf of a dual swing gate operates while the other doesn’t. The failed motor has likely burned out its thermal overload. BFT motors have internal thermal cutouts that trip permanently after repeated overload cycles, common when hinge corrosion increases mechanical load. We always check hinge torque before replacing the motor, or the new one fails the same way.
- Intermittent operation that worsens in cold or damp weather. Water intrusion into the motor housing causes winding insulation breakdown. BFT rates most residential motors at IP44, which handles splashing but not submersion. Richmond’s winter storms and poor drainage in some Point Richmond installations push past this rating.
- The control board shows a fault code but the motor won’t respond to manual override. The gearbox has seized. BFT reduction gears are brass and steel; without periodic grease service, the brass worm wheel strips. This is a motor replacement, not a repair, because the gearbox isn’t field-serviceable and BFT doesn’t sell housing halves separately.
Before
AfterReplacement Cost & What’s Included
| Component | Price Range (Richmond) |
|---|---|
| BFT Phobos BT A25 motor, installed | $680-$890 |
| BFT Phobos BT A40 motor, installed | $820-$1,050 |
| BFT Eli 250 BT underground, installed | $1,050-$1,450 |
| Aftermarket equivalent (where applicable) | $580-$780 |
| Foundation box replacement (Eli series, if corroded) | $180-$340 additional |
| Hinge service/torque correction | $120-$220 additional |
What drives the range: motor torque rating, whether the existing mounting bracket is reusable, and whether we find secondary issues like hinge corrosion or control-board damage. The price we write down before starting is the price on the invoice. No exceptions. That’s Haven Standard Clause 1.
Every replacement includes: motor removal and disposal, new unit installation, limit-switch programming, safety-device testing (photo-eye and edge sensor), and a documented photo record of the wiring before and after. Under our 365-Day Done Right Promise, if the motor fails or the gate behavior changes within one year, we return and make it right at no charge.
We are an independent service provider; Vance Gate Repair Richmond is not affiliated with BFT S.p.A. We service nine automation brands and do not steer customers toward replacement when repair is viable.
DIY or Call Us?

There’s a safe middle ground, and then there’s where most DIY attempts on gate motors go wrong.
What you can check safely: Verify that the control board has power and that the photo-eye beam is unbroken. Check the manual release - on Phobos arms, it’s a keyed switch on the motor housing; on Eli underground units, it’s a separate release lever in the foundation box. If the gate moves freely by hand with the motor released, the mechanical path is clear and the motor is the likely fault. Photograph the data plate and any fault codes displayed; this is the information we need to bring the right replacement.
Where DIY becomes hazardous: BFT swing-arm motors store significant spring tension in the articulating joint to maintain gate position during power loss. Removing the motor without securing the gate leaf can cause uncontrolled swing, and the arm itself weighs 18-25 pounds. Underground Eli motors require electrical disconnection in a wet foundation box; 120V in standing water is a genuine electrocution risk. The control board also retains capacitive charge after disconnect. We don’t recommend owners attempt the physical swap.
We also diagnose before we replace. Roughly one in six “dead motor” calls we get in Richmond turns out to be a failed control board, a severed low-voltage cable, or a photo-eye misalignment that mimics motor failure. Our written estimate separates parts and labor so you see exactly what you’re paying for. Name what you found. Name what it costs. Name what you left behind.
If your BFT motor is showing symptoms, call (510) 944-0953. We’ll confirm the model from your photos, quote the replacement in writing, and schedule the visit.
FAQs
Most BFT residential motors last 7-12 years in Richmond’s climate, with underground Eli units trending toward the shorter end because foundation boxes trap moisture. Coastal exposure within a half-mile of the bay knocks roughly 2-3 years off the lifespan compared to inland Contra Costa County. Call (510) 944-0953 if yours is past year six and showing intermittent faults; catching it early often avoids control-board damage.
Sometimes. Capacitor replacement and encoder board cleaning are viable repairs on Phobos above-ground arms if the gearbox and windings test good. Eli underground motors are rarely repairable because the housing is sealed and BFT doesn’t sell internal parts separately. We test first and report what we find; if repair is practical, we quote it. Under Clause 1, both options are priced in writing before work starts.
A standard Phobos arm swap takes 90-120 minutes including programming and safety testing. An Eli underground replacement runs 2.5-4 hours if the foundation box is intact; box replacement adds another hour. We stock Phobos BT and Eli 250 BT units on our Richmond trucks for same-day completion once the model is confirmed.
We stock the Phobos BT A25, A40, and Eli 250 BT on our service vehicles in Richmond. Less common units like the Ares commercial line or older AC variants typically require one business day to source from our East Bay distributor. We’ll tell you exactly what’s on the truck when you call with your model number.
