Sagging Iron Driveway Gate - Welded & Rehung in Richmond’s East End

The gate had been sagging for months in Richmond’s East End, scraping concrete every time it moved. The top hinge plate had cracked clean through the masonry pillar, and the bottom hinge was bent from carrying the full load. We pulled the gate, welded a new continuous hinge strap to the frame, core-filled the hollow pillar with concrete, and set a galvanized j-bolt hinge with a thrust bearing. Gate swings free now. The homeowner got photos of the cracked plate, the weld penetration, and the final gap measured at two inches above the driveway.

Friday afternoon in Marina Bay, the gate decided it had worked enough for one week. The LiftMaster LA500 arm clicked but never engaged. We opened the control box and found the start capacitor swollen at the seam, a classic thermal-fatigue failure after Richmond’s summer heat cycles. We don’t stock every board, but we carry capacitors for the nine brands we service. Swapped it, ran the gate through twenty open-close cycles under load, and logged the amperage draw. The gate cycled normally when we left. The old capacitor went in the photo record with the date code visible.

The gate in the Richmond Hills kept reversing halfway open, and the homeowner had already checked for debris in the track twice. We found the photo-eye, the infrared beam that stops the gate if something crosses the path, knocked two inches out of alignment by a landscaping crew that morning. One bracket was loose, the other had rotated on its mount. We realigned both eyes to factory spec, verified the beam path with a multimeter, and tested sensitivity with a two-inch block at three points across the opening. The homeowner got a photo of the misalignment, the multimeter reading, and the final alignment with the torque spec visible on the bracket.

A delivery truck caught the edge of a chain-link security gate near Cutting Boulevard and sheared the top rail weld clean. The frame was twisted six inches off square. We don’t replace gates that can be repaired. We straightened the frame in our shop, spliced a new rail section with fishplates, and welded it with 7018 rod for penetration through the galvanized coating. Ground the welds, cold-galvanized the repair, and sprayed it to match the existing frame. The gate locks square now. The photo record shows the twisted frame, the splice detail, and the final alignment measured at the latch.

FAAC Underground Operator - Water Ingress in the Iron Triangle

The FAAC 770 underground operator in the Iron Triangle had stopped mid-cycle during a January storm. We pulled the cover and found six inches of muddy water in the housing, the limit switch frozen in the closed position from corrosion. Richmond’s clay soil holds water against buried housings. We drained the housing, replaced the limit switch and the O-ring seal, and cut a drainage channel in the concrete pad to direct future runoff away. The operator cycled through its full travel before we left. The homeowner got photos of the water line inside the housing, the corroded switch, and the new channel with a level on it.

Wooden Privacy Gate - Rotten Post & Hinge Failure in Point Richmond

The wooden privacy gate in Point Richmond had been shimmed and re-shimmed until there was nothing solid left to screw into. The 4×4 post was rotted through at grade from Richmond’s salt air and poor drainage. The top hinge was pulling out of the soft cedar frame. We pulled the old post, dug to eighteen inches, poured a concrete footing, and set a pressure-treated 6×6 with post-base hardware. Rehung the gate with lag-screw hinges into solid blocking we added to the frame. The gate closes with one finger now. The photo record shows the rotted post cross-section, the footing pour, and the final reveal gap.
