Elite Gate Motor Replacement: The Richmond Owner’s Guide

An Elite gate motor replacement in Richmond typically runs $680 to $1,450 installed, depending on whether we’re matching a single swing arm like the CSW200 or a dual-slide operator like the Miracle One series. We stock common Elite motors and mounting hardware on our trucks, and most replacements in Richmond, El Cerrito, and San Pablo are completed in a single visit. The way most owners discover the failure is straightforward: the gate stops mid-travel, the motor hums without moving the gate, or the remote clicks but nothing happens after years of reliable operation.

Which Elite Models This Applies To

Elite gate motors fall into distinct series, and matching the replacement correctly matters more than with some other brands because Elite uses proprietary control boards that don’t cross-compatible between generations.

The CSW series covers residential swing gates - CSW200, CSW200UL, and the older CSW100. These are direct-drive piston operators. The Miracle One and Miracle Two handle heavier residential and light commercial slide gates, with the Miracle Two using a different gear ratio for steeper driveways common in the Richmond Hills and East Richmond neighborhoods. The Robo-Slide and Robo-Swing lines are the entry-level residential units, often found on townhome complexes near Marina Bay.

To identify your unit, check the silver data plate on the motor housing. We need the model number, manufacturing date code, and whether the existing arm is a standard 18-inch or the extended 24-inch variant used on wider column installations. The date code matters because Elite changed its control board pinout in 2017; a post-2017 motor won’t plug into a pre-2017 receiver without a wiring adapter we carry on the truck.

On OEM versus aftermarket: we stock both. The Elite-branded motor carries a 7-year residential warranty and matches the original mounting footprint exactly. Our aftermarket equivalent, built to the same torque and duty-cycle specs, runs roughly $180 less and carries a 5-year warranty. For most Richmond residential applications, the duty cycle doesn’t justify the OEM premium. For commercial sites along Cutting Boulevard or near the port with 50+ cycles daily, we typically recommend the OEM unit.

Signs Your Elite Gate Motor Replacement Is Failing

Signs Your Elite Gate Motor Replacement Is Failing
  • The motor hums but the gate doesn’t move. This usually means the start capacitor has failed - a $40 part, but on Elite units the capacitor is sealed inside the motor housing on CSW200 models built after 2015, so the entire motor assembly has to come out to access it. We see this most often in Richmond’s older neighborhoods where voltage fluctuates on overhead feeds.
  • The gate moves a few inches and stops, or reverses for no apparent reason. The limit switch assembly is worn or the magnetic sensor has drifted. Elite uses a Hall-effect sensor rather than mechanical switches on newer units; when it fails, the control board can’t determine gate position and defaults to safety-reverse mode.
  • Intermittent operation that worsens in morning or evening. The motor’s thermal overload is tripping. In Richmond’s marine climate, moisture ingress into the winding insulation causes partial shorts that show up under load but test normal when cold. We’ve replaced three CSW200s in the Marina Bay area in the past 18 months for exactly this pattern.
  • Grinding or gear chatter during operation. The worm gear or output shaft bearings are failing. Elite’s aluminum worm gear wears faster than the bronze gears some competitors use, especially on heavier gates. Once the gear profile degrades, the motor draws excess amperage and burns out the control board - so the grinding is a warning to address before the repair doubles in cost.
  • Remote works, keypad works, but manual release doesn’t disengage the motor. The internal clutch or brake solenoid has seized, usually from corrosion. Richmond’s salt air from the bay accelerates this; we see it within 6-8 years on unprotected operators, versus 12-15 years inland.

Replacement Cost & What’s Included

Component Price Range
Elite CSW200 motor assembly (OEM) $480 - $620
Elite Miracle One/Two motor assembly (OEM) $720 - $940
Quality aftermarket equivalent $320 - $560
Labor: removal, installation, limit setup $280 - $380
Additional arm/bracket if corroded $85 - $140
Control board replacement (if damaged) $180 - $340

Most Elite gate motor replacements in Richmond fall between $680 and $1,450 total. The spread depends on three factors: which series motor, OEM or aftermarket choice, and whether we find secondary damage when the old unit comes out. Coastal corrosion on the mounting bracket or stripped arm bolts are common; we photograph what we find and quote the repair before proceeding.

What’s included: removal of the failed motor, installation and torque of the replacement, limit-switch calibration with a gate-cycle test, remote and keypad re-sync, and a photo log of the work. Under our 365-Day Done Right Promise, if the motor fails or the settings drift within a year, we return and make it right at no charge. The written price you approve is the price on the invoice - Haven Standard Clause 1.

There are two things an owner can safely check before calling: whether the breaker feeding the gate is tripped, and whether the manual release lever is fully re-engaged after recent use. Both take five minutes and no tools.

Everything else on an Elite gate motor involves hazards that warrant a trained technician. The motor assembly weighs 35 to 65 pounds depending on series, and it’s mounted on a bracket that may be corroded through - a dropped motor is a crushed foot or worse. The 120V supply to the operator box isn’t fused separately from the motor in most Elite installations; opening the housing exposes live terminals. And the gate itself is under spring or counterweight tension that can shift unexpectedly when the motor is disconnected.

We’ve been called to Richmond jobs where a homeowner got the old motor out and couldn’t get the new limit switches calibrated, leaving the gate stuck open overnight. The service call costs the same either way, but the stress doesn’t have to be yours. If you’re unsure, call (510) 944-0953 and we’ll talk through what you’re seeing.
