• Operator arm works but the gate barely moves. The arm mount has separated from the gate frame. The motor runs through its full stroke while the gate shifts an inch or two. The bracket weld is broken or the bolt holes have wallowed out.
• Visible rust streaks below any welded joint. Rust is porous; once it forms under paint at a weld, it expands and lifts the coating. The metal beneath is already thinning. We see this first on the bottom hinge of driveway gates facing southwest toward the prevailing wind.
• Loud clank when the gate starts or stops. The catch post or stop bracket has loosened. The weld didn’t fail completely, but the bracket has shifted and the gate is hitting hard metal instead of absorbing the load through the operator’s deceleration ramp.
• Gate sits visibly out of plumb when closed. The jamb post or mounting post has rotated at its base weld. This is common on post-and-panel gates where the concrete footing has settled and the weld at the post base is now carrying torsion it wasn’t designed for.

The range depends on three things: how much rust we have to cut back to sound metal, whether the gate can stay hung while we work or needs temporary support, and whether the operator itself shifted when the bracket failed. We quote the full price in writing before striking an arc. That price includes the steel, the weld labor, grinding and coating, and re-hanging or re-aligning the gate to the operator. DIY or Call Us?

There’s a safe middle ground. You can check the bolt tightness on the operator arm with a socket set, and you can photograph any cracked paint or rust streaks to send us before we dispatch. What we don’t recommend is grinding or welding a loaded gate yourself. A typical residential swing gate weighs 400 to 800 pounds. The hinge pin is under shear load even when the gate is stationary. Cutting a weld without supporting the gate first drops that load unpredictably.

Welding on a gate connected to an operator also risks backfeeding current through the motor housing if the ground path isn’t isolated.
